As the rules stand for the 2025 tax year filed in 2026, the late-filing penalty is 5% of the balance owing plus 1% of that balance for each full month the return is late, to a maximum of 12 months, so 17% at worst. It rises to 10% plus 2% per month for up to 20 months, a 50% maximum, but only where the CRA formally demanded the return and had already charged a late-filing penalty for any of the three preceding tax years. There is no single percentage. Canada uses graduated brackets, so the rate climbs as income climbs and each rate applies only to the income falling inside its own bracket. Your total combines a federal bracket with your province's bracket and is then reduced by credits, which is why two people on the same salary in different provinces pay different amounts. The claim is capped per child by age and by a share of the earned income of the person claiming, so keep every receipt with the provider's name and, for an individual caregiver, their social insurance number.

Report it on the real estate rental statement filed with your T1, listing gross rents and each category of expense, then carry the net figure into the return. Co-owners each report their own share in proportion to ownership. Claiming capital cost allowance on the building is optional and can trigger recapture when you sell, so decide deliberately. Keep leases, receipts and bank records six years from the end of the tax year they relate to.

Unpaid municipal property taxes attach to the property itself, not to the former owner, so the municipality can pursue whoever holds title and ultimately sell for arrears. That is why a tax certificate is ordered before closing and any arrears are settled through the statement of adjustments. There is a $2,000 lifetime cushion, and it becomes available in the year after the year you turn 18: from then on you can go over your deduction limit by up to $2,000 with no penalty, though that $2,000 is not deductible. Above the cushion, tax of 1% per month applies to the excess for every month it stays in the plan, and the T1-OVP return is due within 90 days of the year end. These are the 2026 rules.

Ontario residents claim the federal deductions and credits on the T1 first, then Ontario's own credits on the provincial schedules. Those include an energy and property tax credit for rent or property tax paid, a northern energy credit for eligible northern residents, a credit for seniors' care at home, and a low-income tax reduction. The Ontario list changes from year to year, so check the current provincial schedule. Common federal claims are RRSP contributions, medical expenses, donations, tuition, childcare and moving costs.
