Do businesses in property managers need a different kind of bookkeeping setup?

Let us give you the substance first and the caveats second. The CRA requires business records to be kept for six years from the end of the tax year they relate to, in a form that allows the return to be verified. Where records cannot support the return, the CRA is entitled to assess on its own estimate — and the burden of disproving that estimate falls on the taxpayer. The caveat is simply that facts on your file can shift the outcome, so treat this as the baseline rather than the final word.

Property tax on the home you live in is not deductible. It becomes deductible only where the property earns income: the full amount against the rental income of a property you rent out, the rented or business proportion of a mixed-use property, and the workspace share when you run a business from home. Business and farm properties follow the same principle. Keep the municipal bills, because the CRA can ask to see them.

A T4E is the statement of Employment Insurance and other benefits. Service Canada issues one for each year in which EI was paid, covering regular, sickness, maternity, parental, caregiving or fishing benefits, and it shows the total received, the income tax already withheld and any amount to be repaid. Those figures go on the personal return for that year. Benefits paid under a different program come on their own slip.

Property tax on a new build starts once the property is assessed as complete and occupiable, not at closing. Until then you are billed on the land alone, and a supplementary or omitted assessment later covers the building, often arriving months afterwards and back-dated to the occupancy or completion date, so budget for a catch-up bill. Separately, a newly built home is generally subject to GST or HST, with a new housing rebate available in some cases.

Selling a home is not automatically taxable, but every sale must be reported on your return. If it was your principal residence for all the years you owned it, the gain is usually fully exempt; otherwise the taxable portion is a capital gain, included at one-half (50%) for 2025 and 2026. What you do with the proceeds does not change the tax on the sale itself, though moving cash into a TFSA, RRSP or FHSA shelters future growth within your available room.

Home insurance on the place you live is a personal cost and not deductible. Two exceptions matter. A self-employed person working from home may deduct the business-use share, prorated by floor area or room count, and a commission employee may claim a portion where the employer certifies the requirement, while a salaried employee cannot include insurance at all. If you rent out part of the property, insurance on the rented space is deductible against rental income.
