Canada has no federal real estate tax. What people mean is municipal property tax, and most municipalities calculate it the same way: the assessed value of the property multiplied by the tax rate council sets for that property class, plus any education or area-specific levies the province imposes. The assessed value usually comes from a provincial assessment authority, though in some provinces the municipality assesses its own properties, so check which body issued yours before disputing it, and the rate is reset with each annual budget. Your tax bill shows both figures and the arithmetic.

Rent paid is not deductible on the federal return. Relief comes instead through provincial credits claimed on the provincial form filed with your T1, such as Ontario's energy and property tax credit, Manitoba's renters credit and Quebec's solidarity tax credit, each with its own residency and income tests. Rent is deductible only as a business or employment cost: the work-space-in-the-home share on a T2125, or with an employer-signed form where an employee is required to work from home.

Your purchase price does not set your property tax directly, but it becomes part of the sales evidence assessment authorities use to value comparable homes, so paying well above market can pull your assessment up at the next valuation. A private appraisal done for a mortgage or refinancing is not shared with the assessor and changes nothing on its own. The assessed value on your notice, times the municipal rate, is what drives the bill.

Vacant home taxes are municipal charges on residential property left empty for most of the year, Toronto's vacant home tax and Vancouver's empty homes tax being two examples. Each sets its own rate, definition of occupancy, exemptions and annual declaration date, and missing the declaration usually means the property is deemed vacant and taxed, so the filing matters as much as the exemption. The separate federal Underused Housing Tax was not repealed, but no tax is payable and no return is required for 2025 onward.

The owner. Municipalities bill the registered owner, so the landlord is responsible and any arrears become a charge against the property rather than the tenant. In practice residential rent is set to cover it, so tenants fund it indirectly. Commercial leases work differently: a net lease commonly requires the tenant to reimburse the property tax directly. For a landlord, property tax on a rental property is a deductible expense against the rental income it relates to.

Selling land is a taxable event. Land held as an investment produces a capital gain, and only a portion of that gain is included in income; land bought to develop or resell can instead produce fully taxable business income, which is a much heavier result. The principal residence exemption covers a home and the land needed to use it, not surplus acreage or a bare lot. Report the disposition even when an exemption applies. GST/HST can also apply.
