Start with the basic personal amount, which is already printed on the form, then add only the credits you genuinely expect to claim, such as tuition you will pay this year, an eligible dependant, the age amount or an amount transferred from a spouse. Total them, sign and date, and give the form to your employer rather than the CRA. With two jobs, claim the amounts at one only. You can also ask for extra tax to be withheld.

Three different calculations go by that name. For sales tax, multiply the price by the harmonised rate that applies to the province of supply. For income tax, apply the federal brackets and then the Ontario brackets to taxable income and subtract your credits. For payroll, the CRA payroll deductions calculator handles income tax withholding along with CPP and EI for each pay period. Look up the rates and brackets published for the year you are calculating, since they change annually.

Yes. Tips and gratuities are taxable income whether they come from customers directly, are pooled, or are paid out through the employer. Tips your employer controls and distributes run through payroll, so tax, CPP and EI are withheld and they show on your T4. Cash tips handed to you directly are not on any slip, but you still report them as other employment income and keep a running record. You can elect to have direct tips count as pensionable CPP earnings.

They tell an employer or pension payer how much tax to hold back from each payment. You list the credits you expect to claim for the year on one federal return and one for your province, payroll converts that total into a claim code, and the deduction follows. The federal amount everyone starts from is the basic personal amount, $16,452 for 2026, tapering once net income is high. Claim with one employer only if you have several jobs.

Usually yes. A cash allowance for clothing is employment income and goes on the T4, because the employee decides how to spend it. The exception is distinctive protective clothing or a uniform the employer provides, or reimburses on receipts, that is required for the job and is not suitable for everyday wear; that is not taxable. Reimbursing ordinary business attire is taxable. Check the CRA's employers' guide to taxable benefits and allowances for your category.

Use CRA My Account for personal tax, or My Business Account for a corporation, payroll or GST/HST number. Register with your social insurance number, date of birth and an amount from a recent return, or sign in through a participating bank. You can then view notices of assessment, slips the CRA holds, RRSP and TFSA room, balances owing and benefit payments. Multi-factor authentication is required, so set up your sign-in method before you need the information.

Most municipalities let you spread the bill over several instalments or a pre-authorized monthly withdrawal instead of two lump sums, and many lenders will collect it with the mortgage payment and remit it for you. Several provinces and municipalities also run deferral programs for seniors, people with disabilities, or lower-income owners, with the deferred amount plus interest repaid when the property is sold. Contact the municipal tax office before a payment is missed.

Land transfer tax is a one-off charge on buying real estate, set by the province and, in Toronto, by the city as well, and paid once when the transfer is registered. Property tax is an annual charge set by your municipality on the assessed value of property you already own, and it pays for local services. Different level of government, different trigger: one is a purchase tax, the other a recurring bill.

There is no general rebate cheque. The closest thing is refundable credits, and you only get them by filing. The GST/HST credit, the Canada child benefit, the Canada workers benefit and provincial credits are all calculated from your assessed return. One-off relief payments are announced from time to time, so check the CRA's benefits and credits page for what applies to the current year. Filing on time keeps payments from being interrupted.

Yes, property tax is subtracted in getting to net operating income. NOI takes gross rental revenue less vacancy and the operating costs of running the property, including property tax, insurance, utilities, management, and repairs. It stops before mortgage principal and interest, capital expenditures and income tax. NOI is a lending and valuation measure, not a tax figure: taxable rental income also deducts mortgage interest and follows the CRA's rules on current versus capital costs.

There is no set number of months. Property tax is handled as a closing adjustment: your lawyer prorates the year's tax to the closing date, so you reimburse the seller for any paid period falling after closing, or take a credit for tax the seller has left unpaid. Where the lender collects tax with the mortgage payment, it may also want an opening cushion. The statement of adjustments shows the exact amount for your deal.

Usually not. Unbottled water supplied through a municipal system, and basic municipal services such as sewer and wastewater, are relieved from GST/HST, so those lines on the bill carry no tax. Bottled water, water sold in small containers, and taxable extras such as certain repair, connection or installation work are treated differently. What appears on the bill varies by municipality, so read its tax line and check the CRA's GST/HST guidance for municipalities.
