Words That Come Up in Rental Corporation Tax Return Work

T1 General
The personal income tax return individuals file with the CRA each year.
T2 Corporate Return
The corporate income tax return every incorporated Canadian business must file.
GST/HST Return
The sales-tax return businesses file to remit GST/HST collected, net of input tax credits.
Rental Corporation Tax Return: Our Analysis

Rental files turn on the capital-versus-current repair line and on keeping long-term residential rents GST/HST-exempt while claiming what remains deductible. A CCPC's T2 is due six months after year-end, but the balance owing is due within two months — three for many small CCPCs claiming the small business deduction. Our rental corporation tax return engagement is priced as a affordable flat fee, so the cost is known before the work starts.

Rental Corporation Tax Return: Notes From Our Practice

Before you hand rental corporation tax return to anyone, it is worth knowing what the work actually turns on.

Ask any accountant where rental corporation tax return files go sideways, and the answer usually traces back to this: Depreciable property is written off through capital cost allowance at a rate set by its class, and the half-year rule limits the first-year claim unless immediate expensing applies. Class selection is where the money is. The same asset placed in the wrong class can delay the deduction by years, and the error repeats every year until corrected.

There is a companion rule that changes how the first one plays out in practice: The late-filing penalty is 5% of the balance owing plus 1% for each full month late, to a maximum of twelve months. A second late filing within three years doubles both figures. The penalty is calculated on the balance owing, so a late return with nothing owing costs nothing — which is why filing on time matters even when you cannot pay. The final point is less about opportunity and more about what happens when a file is challenged: A review is won on documentation created at the time, not on explanations offered afterwards. The CRA asks for the source records behind a figure, and an unsupported claim is simply disallowed. Most reassessments we reverse are not the result of a wrong position — they are the result of a correct position with no contemporaneous paper trail behind it.

Think of these rules as the fixed terrain; your circumstances decide the route through it. Mapping that route is the work an accountant takes off your plate for rental corporation tax return. A productive rental corporation tax return engagement starts with paperwork, and the list below covers what to gather.

When you are ready, the process is straightforward — we agree a fixed fee up front, prepare the work, walk you through it before filing, and you pay once the service is delivered.

Rental Corporation Tax Return Tax & Accounting Case Studies

See how our expert Rental Corporation Tax Return tax and accounting services have helped Canadian businesses save money and stay compliant.

Case Study 1

$19,000 Reassessment Reduced To Nil On Review — Professional Corporation, Regina

A $19,000 reassessment was proposed against a professional corporation in Regina, Saskatchewan. It followed retained earnings building in the operating company with no plan for extracting them. The documented response reduced it to nil.

A review notice arrived at a professional corporation in Regina, Saskatchewan, covering rental corporation tax return for two tax years. The auditor's working position was an adjustment of $19,000. It was driven by retained earnings building in the operating company with no plan for extracting them. Rather than negotiate, we rebuilt the record. We carried the non-capital loss back against the two profitable years and recovered tax already paid instead of holding a carry-forward balance. We then submitted a point-by-point response that answered each proposed adjustment with the document behind it. The auditor accepted the documented position and closed the review without adjustment, protecting $19,000 and leaving the prior filings undisturbed.

Case Study 2

Share Sale Restructured, $275,000 Less Tax On Closing — Incorporated Trades Business, Moncton

Due diligence at an incorporated trades business in Moncton, New Brunswick surfaced a minute book with no resolutions behind a decade of dividends. Restructuring the sale saved $275,000 against the original terms.

An incorporated trades business in Moncton, New Brunswick was preparing to sell. Due diligence surfaced a minute book with no resolutions behind a decade of dividends. That would have reduced the price or killed the deal outright. We cleaned up the historical file. We reviewed each capital cost allowance pool and set the claim at the level that kept the small business deduction fully used rather than wasted. Then we prepared the due-diligence package the buyer's advisers actually asked for. The deal closed at the agreed price. $275,000 of tax was saved against the structure originally proposed, with no post-closing adjustment.

Case Study 3

Reorganisation Completed Tax-Deferred, $32,000 Saved Each Year — Two-Shareholder CCPC, Toronto

A CCPC with two shareholders in Toronto, Ontario had outgrown its structure. The visible cost was a distribution treated as tax-free capital dividend with no election ever filed. The reorganisation completed tax-deferred and saves $32,000 a year.

A CCPC with two shareholders in Toronto, Ontario had outgrown the structure it started with. A distribution treated as tax-free capital dividend with no election ever filed was the immediate problem. The longer-term one was that the structure blocked the next step. We mapped the current structure and modelled the target. Then we rebuilt the instalment schedule off the current year rather than the prior year, ending the interest accrual. The tax-deferred elections were filed on time and the supporting valuations documented. The reorganisation completed without triggering tax, and the new structure saves approximately $32,000 a year while removing the exposure the old one carried.

Case Study 4

5-Week Turnaround Beat The Deadline And Saved $143,000 — Corporate Rental Portfolio, Ottawa

A 5-week rebuild at a corporately-owned rental portfolio in Ottawa, Ontario got the filing in with 21 days to spare. That avoided $143,000 in penalties.

A corporately-owned rental portfolio in Ottawa, Ontario was weeks away from the deadline for rental corporation tax return. Behind that sat dividends moved up to a holding company year after year with no safe-income support on file. The exposure if the date slipped was around $143,000. We reconstructed the capital dividend account from the underlying transactions and filed the subsection 83(2) election before the next distribution left the company. The filing went in complete rather than provisional, so there was no amended return to follow. Filed with 21 days to spare. $143,000 in late-filing penalties avoided, and the working papers are ready for the following year.

Case Study 5

Instalments Rebased, $15,000 Of Cash Returned To The Business — Instalment-Paying Corporation, Saskatoon

A corporation paying instalments on prior-year figures in Saskatoon, Saskatchewan was overpaying instalments. The cause was a small business limit quietly shared across three associated corporations nobody had mapped. Rebasing them returned $15,000 to the business.

A corporation paying instalments on prior-year figures in Saskatoon, Saskatchewan was paying instalments calculated on a prior year. That year no longer reflected the business. A small business limit quietly shared across three associated corporations nobody had mapped was tying up $15,000 of cash. We rebased the instalments on the current-year estimate rather than the prior-year default. Alongside that, we mapped the association rules across the group, allocated the business limit deliberately on Schedule 23, and corrected the prior year by adjustment request. $15,000 of cash stayed in the business, the penalty cycle ended, and the instalment position is reviewed each quarter against actual results.

Case Study 6

Second-Province Expansion Handled, $34,000 Of Cash Released — Three-Location Franchisee, Kitchener

A franchise operator with three locations in Kitchener, Ontario expanded into a second province. The file already carried passive investment income that had crossed the $50,000 grind threshold unnoticed. Every obligation was set up in advance and $34,000 of cash released.

Revenue at a franchise operator with three locations in Kitchener, Ontario was up sharply and cash was tighter than ever. Underneath it sat passive investment income that had crossed the $50,000 grind threshold unnoticed. We modelled salary against dividends across both the corporation and the shareholder’s personal return, then set the remuneration mix for the year. Every new obligation was set up before it was triggered, not after. That covered registration, remittance frequency and provincial filing. $34,000 of cash was released from the working capital cycle. The expansion completed with every registration and filing obligation covered from day one.

Frequently Asked Questions on Rental Corporation Tax Return

Direct answers to what Canadian business owners actually ask before hiring an accountant.

How much does Rental Corporation Tax Return cost in Canada?

Rental Corporation Tax Return starts at a fixed fee quoted before any work begins. The quote is locked at the outset and does not change mid-engagement, and you pay only after you have reviewed and approved the deliverable. Compare every plan on our transparent pricing page.

What documents do I need for Rental Corporation Tax Return?

At minimum: prior-year returns and notices of assessment, your bank and credit-card statements for the fiscal period, payroll records if you have employees, and GST/HST filings. We send a checklist tailored to your situation after the free 15-minute call.

How long does Rental Corporation Tax Return take?

Most engagements are completed within 3 to 5 business days once your documents are complete. Catch-up work covering multiple years takes longer, and we tell you the realistic timeline before you commit rather than after.

What happens if the CRA reviews or audits my filing?

We respond on your behalf at no extra charge for any return we prepared. Every figure we file is supported by documentation retained in your file, which is what turns a CRA review from a crisis into correspondence. See how our CRA audit representation works.

Can you handle late or missed filings?

Yes. Late filing penalties compound at 5% of the balance owing plus 1% per month, so the cost of waiting is real. We prioritise catch-up work and, where eligible, file under the CRA's Voluntary Disclosures Program to reduce penalties.

Do you work with businesses outside major cities?

Yes. We serve clients in every province and territory at the same fixed fees, so your location does not change the price or the service. Browse our coverage across Canada to find your city.

Which industries do you specialise in for Rental Corporation Tax Return?

We work across construction, healthcare, e-commerce, professional services, restaurants, real estate, transportation, technology and non-profits, each with its own deduction profile and CRA scrutiny patterns. See all industries we serve.

What makes Rental Corporation Tax Return different from filing it myself?

Software applies the rules you already know about. An experienced tax accountant finds the ones you do not: capital cost allowance timing, the small business deduction threshold, shareholder loan repayment rules, and TOSI exposure on family dividends. The fee is usually smaller than the deductions it surfaces.

What is included in Rental Corporation Tax Return services?

Our rental corporation tax return services include complete filing, compliance management, and strategic advice customized to Canadian tax laws.

How do I start with Rental Corporation Tax Return services?

You can start by booking a free 15-minute call. We will review your files, provide a fixed quote, and start working immediately.

What happens during the first meeting about rental corporation tax return?

There is a widespread assumption here, and the actual position is worth stating plainly. The 9% federal small business rate applies to the first $500,000 of active business income. That limit is shared across associated corporations rather than available to each of them. If your current setup was built on the assumption instead of the rule, that is fixable — but sooner is better than later.

How do you price rental corporation tax return for a small business?

Passive investment income above $50,000 in a year grinds the small business limit down by $5 for every $1 over, eliminating it entirely at $150,000. We flag this early with every client it touches, because finding it out at filing time leaves you far fewer options than finding it out now.

The questions Canadians actually search on this topic, answered plainly. Browse every question in the Canadian tax answers directory.

Ontario charges its own graduated personal rates, plus a surtax and the Ontario Health Premium, on top of federal tax, so the combined marginal rate climbs with income. For corporations in 2026 the Ontario small business rate is 3.2%, falling to 2.2% effective 1 July 2026, which gives a combined federal and provincial small business rate of 12.2% falling to 11.2%; a 31 December 2026 year end blends to roughly 11.7%. The Ontario combined general rate for 2026 is 26.5%.

Gather every slip you receive: T4 for employment, T4A for pensions, self-employment or other income, T5 for investment income and T3 for trust and fund distributions. Add RRSP and FHSA receipts, tuition, medical, donation and childcare receipts, rent or property tax details if your province gives a credit, and last year's notice of assessment for carryforwards. Self-employed filers need full income and expense records. Keep everything six years after the tax year.

Different taxes run on different clocks. A corporation files its T2 six months after the fiscal year end, with the balance due two months after year end, or three months for an eligible CCPC claiming the small business deduction, and pays instalments monthly or quarterly once its tax is more than a small amount. GST/HST returns are monthly, quarterly or annual depending on revenue. Payroll deductions are remitted at least monthly, and sole proprietors pay quarterly instalments.

The CRA does not hand back a completed copy of your corporate return to download. Sign in to My Business Account to see assessed figures, notices of assessment, balances and account history for the corporation, which is usually what a lender or buyer wants. The return itself comes from whoever filed it: your tax software file or your preparer's records. The CRA will also release account information in writing when proper authorisation is on file.

Pay it the same way you remit payroll source deductions, using your payroll program account number so the money lands on the right account. Options are online banking through your bank's CRA payment option, My Business Account or the CRA's online payment service, pre-authorized debit, or a payment at a Canadian financial institution. Interest keeps accruing until the balance is cleared, so pay first and dispute afterwards if you plan to object.

Employers must issue T4 slips by the end of February for the previous year, so start with the payroll contact at the former employer, since a stale mailing address is often the whole problem. Copies filed with the CRA also appear in the tax information slips section of CRA My Account. If neither route works, file on time using your pay stubs and final pay records, and tell the CRA the slip is missing.

The CRA does not usually move a due date, but you can ask for a payment arrangement that spreads the balance over time. Interest keeps running while you pay. Apply through My Account, My Business Account, or the CRA's debt management call centre. Where interest or penalties arose from circumstances beyond your control, ask for relief using form RC4288. British Columbia's property tax deferment program is a separate provincial scheme with its own application.

Sometimes. A medical expense claim for massage therapy only works if the therapist is authorised to practise under the law of the province where the service was given, and massage therapy is regulated in some provinces and not others. Where it does not qualify, the receipt cannot be claimed even with a doctor's referral. Check the CRA's list of authorised medical practitioners by province before claiming, and keep receipts showing the practitioner and date.

A T4A reports amounts that are not employment income: pension and annuity payments, retiring allowances, self-employed commissions, research grants, scholarships, certain benefit payments, and fees paid for services to someone who is not your employee. The payer prepares it for the calendar year in which the amount was paid and must issue it by the last day of February in the following year. Payments to employees belong on a T4 instead.

Yes. A corporation that paid more in instalments than its final liability has the overpayment refunded once its T2 is assessed, and refundable credits or a loss carried back to an earlier year can also create a refund. A GST/HST registrant whose input tax credits exceed the tax it collected claims the difference on its GST/HST return. Sole proprietors receive any overpayment through their personal T1 rather than as a separate business refund.

Each deduction has its own base. CPP contributions apply to pensionable earnings above the annual basic exemption up to that year's maximum pensionable earnings, and a second contribution (CPP2) then applies on earnings between that ceiling and the year's additional ceiling — for 2026 at 4% on earnings from $74,600 to $85,000; EI premiums apply to insurable earnings up to a separate maximum, with the employer paying a larger share than the employee; income tax withheld depends on the pay period, the province of employment and the credits claimed on the employee's Form TD1. The CRA payroll deductions online calculator applies the current year figures for you.

Yes. Old Age Security is taxable income, reported on the annual slip Service Canada issues and included on your return with your other income. No tax is withheld unless you ask Service Canada to withhold it, so OAS on its own can create a balance owing each spring. Higher-income recipients also face the recovery tax, which claws back part or all of the pension once net income passes a threshold that is indexed annually, with monthly payments reduced afterwards.
