Rental Income Audit Support: Our Analysis

CRA reviews are won on documentation: every figure filed should trace to a source document, and deadlines — 90 days for an objection — are unforgiving. A notice of objection is generally due 90 days from the notice of assessment, and individuals have a further year to apply for an extension. Because the fee is fixed and budget-friendly, the economics stay predictable whether your file is simple or messy.

Observations From Our Rental Income Audit Support Files

A few notes from the files we actually work on, because rental income audit support is decided by details that never make it into a brochure.

The starting point is not a strategy but a constraint: The late-filing penalty is 5% of the balance owing plus 1% for each full month late, to a maximum of twelve months. A second late filing within three years doubles both figures. The penalty is calculated on the balance owing, so a late return with nothing owing costs nothing — which is why filing on time matters even when you cannot pay.

Layer a second constraint on top and the picture sharpens: The VDP can waive gross-negligence penalties and part of the interest on unreported income or unfiled returns — but only while the disclosure is genuinely voluntary. The window closes the moment the CRA makes contact about the issue. Acting before that letter arrives is worth real money. The final point is less about opportunity and more about what happens when a file is challenged: A review is won on documentation created at the time, not on explanations offered afterwards. The CRA asks for the source records behind a figure, and an unsupported claim is simply disallowed. Most reassessments we reverse are not the result of a wrong position — they are the result of a correct position with no contemporaneous paper trail behind it.

What this means for you depends entirely on facts we have not seen yet — which is the honest answer, and the reason a tax filing specialist starts every rental income audit support engagement with questions rather than conclusions. Gathering the following ahead of time turns the first rental income audit support conversation from fact-finding into decision-making.

Our terms are the same for every engagement: a fixed fee agreed before work begins, a full review with you before filing, and payment only after the service is complete.

Rental Income Audit Support Tax & Accounting Case Studies

See how our expert Rental Income Audit Support tax and accounting services have helped Canadian businesses save money and stay compliant.

Case Study 1

Reorganisation Completed Tax-Deferred, $71,000 Saved Each Year — Family Business Under Review, Barrie

A family business under a related-party review in Barrie, Ontario had outgrown its structure. The visible cost was a net-worth assessment built on unexplained deposits that were actually loan proceeds. The reorganisation completed tax-deferred and saves $71,000 a year.

A family business under a related-party review in Barrie, Ontario had outgrown the structure it started with. A net-worth assessment built on unexplained deposits that were actually loan proceeds was the immediate problem. The longer-term one was that the structure blocked the next step. We mapped the current structure and modelled the target. Then we traced each unexplained deposit to its source — loans, transfers between accounts, an insurance settlement — and reduced the net-worth assessment accordingly. The tax-deferred elections were filed on time and the supporting valuations documented. The reorganisation completed without triggering tax, and the new structure saves approximately $71,000 a year while removing the exposure the old one carried.

Case Study 2

$14,500 In Credits Claimed That Prior Filings Had Missed — Importer Under Audit, Hamilton

5 years of filings at an importer under a customs and GST audit in Hamilton, Ontario had never claimed the incentives the work qualified for. The review recovered $14,500.

An importer under a customs and GST audit in Hamilton, Ontario had been filing for 5 years. In that time, the incentives its activity qualified for were never claimed. Behind that sat a net-worth assessment built on unexplained deposits that were actually loan proceeds. We tested each activity against the eligibility criteria rather than the description on the invoice. Then we answered each query in writing with an indexed document package, so the file showed exactly what the auditor had received and on what date. $14,500 in credits claimed, with the open prior years adjusted as well. The claim passed review without adjustment.

Case Study 3

$62,000 Cut From The Annual Tax Bill — Late-Objection Taxpayer, Windsor

A taxpayer whose objection window has closed in Windsor, Ontario was filing correctly and still overpaying. The reason was a proposal letter with a 30-day response window and no supporting records assembled. Restructuring the position cut $62,000 from the annual bill.

A taxpayer whose objection window has closed in Windsor, Ontario was compliant but paying more than it needed to. The prior year had been filed correctly. It still left a proposal letter with a 30-day response window and no supporting records assembled on the table. We modelled the current position against the alternatives before changing anything. Then we filed the Tax Court appeal inside the window and resolved the remaining adjustments before a hearing date was needed. The change saved $62,000 in the first year and repeats annually. Nothing about the filings became more aggressive. The position is simply the one the rules already allowed.

Case Study 4

9-Week Turnaround Beat The Deadline And Saved $128,000 — Voluntary Disclosure Applicant, Ottawa

A 9-week rebuild at a business owner considering a voluntary disclosure in Ottawa, Ontario got the filing in with 7 days to spare. That avoided $128,000 in penalties.

A business owner considering a voluntary disclosure in Ottawa, Ontario was weeks away from the deadline for rental income audit support. Behind that sat a confirmation letter left in a drawer until the appeal window had closed. The exposure if the date slipped was around $128,000. We assembled the contemporaneous records, filed a structured response to each proposed adjustment with the supporting documents indexed, and had the proposal withdrawn. The filing went in complete rather than provisional, so there was no amended return to follow. Filed with 7 days to spare. $128,000 in late-filing penalties avoided, and the working papers are ready for the following year.

Case Study 5

Collections Halted And $22,500 Cut From A 5-Year Backlog — Assessed Shareholder, Red Deer

Collections had begun against a shareholder assessed on a taxable benefit in Red Deer, Alberta over 5 years of unfiled returns. Bringing them current cut $22,500 from the balance.

By the time a shareholder assessed on a taxable benefit in Red Deer, Alberta called, 5 years were outstanding. The CRA had assessed on estimates. Underneath it sat an audit conducted over the phone, with nothing on file showing what had been provided or when. We reconstructed the records year by year. We filed the disclosure through the Voluntary Disclosures Program before contact, which removed the gross-negligence penalty entirely. Each filing replaced an arbitrary assessment with a real one. The account is current. Filing on real numbers rather than CRA estimates reduced the balance by $22,500, and a relief application addressed part of the accumulated interest.

Case Study 6

$90,000 Reassessment Reduced To Nil On Review — Taxpayer Relief Applicant, Mississauga

A $90,000 reassessment was proposed against a taxpayer applying for relief from penalties and interest in Mississauga, Ontario. It followed a waiver signed at the counter that kept an otherwise closed year open with no end date. The documented response reduced it to nil.

A review notice arrived at a taxpayer applying for relief from penalties and interest in Mississauga, Ontario, covering rental income audit support for two tax years. The auditor's working position was an adjustment of $90,000. It was driven by a waiver signed at the counter that kept an otherwise closed year open with no end date. Rather than negotiate, we rebuilt the record. We kept the waiver narrowed to the issue actually under review and let the remaining years close on the normal reassessment period. We then submitted a point-by-point response that answered each proposed adjustment with the document behind it. The auditor accepted the documented position and closed the review without adjustment, protecting $90,000 and leaving the prior filings undisturbed.

Common Questions Before Starting Rental Income Audit Support Work

Direct answers to what Canadian business owners actually ask before hiring an accountant.

How much does Rental Income Audit Support cost in Canada?

Rental Income Audit Support starts at a fixed fee quoted before any work begins. The quote is locked at the outset and does not change mid-engagement, and you pay only after you have reviewed and approved the deliverable. Compare every plan on our transparent pricing page.

What documents do I need for Rental Income Audit Support?

At minimum: prior-year returns and notices of assessment, your bank and credit-card statements for the fiscal period, payroll records if you have employees, and GST/HST filings. We send a checklist tailored to your situation after the free 15-minute call.

How long does Rental Income Audit Support take?

Most engagements are completed within 3 to 5 business days once your documents are complete. Catch-up work covering multiple years takes longer, and we tell you the realistic timeline before you commit rather than after.

What happens if the CRA reviews or audits my filing?

We respond on your behalf at no extra charge for any return we prepared. Every figure we file is supported by documentation retained in your file, which is what turns a CRA review from a crisis into correspondence. See how our CRA audit representation works.

Can you handle late or missed filings?

Yes. Late filing penalties compound at 5% of the balance owing plus 1% per month, so the cost of waiting is real. We prioritise catch-up work and, where eligible, file under the CRA's Voluntary Disclosures Program to reduce penalties.

Do you work with businesses outside major cities?

Yes. We serve clients in every province and territory at the same fixed fees, so your location does not change the price or the service. Browse our coverage across Canada to find your city.

Which industries do you specialise in for Rental Income Audit Support?

We work across construction, healthcare, e-commerce, professional services, restaurants, real estate, transportation, technology and non-profits, each with its own deduction profile and CRA scrutiny patterns. See all industries we serve.

What makes Rental Income Audit Support different from filing it myself?

Software applies the rules you already know about. An experienced tax accountant finds the ones you do not: capital cost allowance timing, the small business deduction threshold, shareholder loan repayment rules, and TOSI exposure on family dividends. The fee is usually smaller than the deductions it surfaces.

What is included in Rental Income Audit Support services?

Our rental income audit support services include complete filing, compliance management, and strategic advice customized to Canadian tax laws.

How do I start with Rental Income Audit Support services?

You can start by booking a free 15-minute call. We will review your files, provide a fixed quote, and start working immediately.

How long does rental income audit support usually take from start to finish?

Here is what the rules actually say, stripped of the folklore: The Voluntary Disclosures Program can waive gross-negligence penalties and part of the interest. That relief is available only while the CRA has not yet contacted the taxpayer about the issue. Our role as your tax specialist is to apply that cleanly to your situation rather than to a hypothetical one.

What records do I need before starting rental income audit support?

We get this one a lot, and the answer is more concrete than people expect. A notice of objection is generally due 90 days from the date of the notice of assessment. Individuals can instead object up to one year after the filing due date if that is later; corporations have only the 90 days. Any taxpayer who misses the deadline can apply for an extension within the following year. Bring your documents and we will show you where it lands in your numbers.

What Canadians Search About Rental Income Audit Support

The questions Canadians actually search on this topic, answered plainly. Browse every question in the Canadian tax answers directory.

Most enquiries are settled without a phone call in My Account, My Business Account or Represent a Client, where assessments, balances, slips and CRA mail all sit. When you need a person, use the enquiries line for your programme from the contact page on canada.ca, and have your social insurance or business number plus a figure from a recent return ready for identity checks. Written enquiries go to the tax centre named on your notice of assessment.

Yes. Canada's value-added tax is GST/HST. GST is 5% federally in 2025 and 2026. In participating provinces it is combined into HST: 13% in Ontario, 15% in New Brunswick, Newfoundland and Labrador and Prince Edward Island, and 14% in Nova Scotia since 1 April 2025. Registered businesses charge it on taxable sales and claim input tax credits on what they pay, so the tax lands on the final consumer.

Yes. Employment Insurance benefits are taxable income and must be reported on your return. Service Canada issues a T4E slip showing the benefits paid and the tax already withheld, and that withholding is often less than the rate that ends up applying, because it takes no account of employment income earned earlier in the same year. Many claimants therefore owe a balance at filing. If your income for the year is high enough, part of any regular benefits may also be repayable — the repayment never touches maternity, parental or sickness benefits, and it does not apply where you have not received regular benefits in the previous ten years.

Yes. A prior-year return can be filed at any time, and electronic filing stays open for several past years, so a 2024 return usually still goes through software rather than on paper. If a balance is owing, the late-filing penalty has already run to its twelve-month maximum and interest is still accumulating daily, so there is nothing to gain from waiting. If you cannot pay in full, file anyway and then arrange payment, because the penalty is tied to filing rather than paying.

The CRA does not usually move a due date, but you can ask for a payment arrangement that spreads the balance over time. Interest keeps running while you pay. Apply through My Account, My Business Account, or the CRA's debt management call centre. Where interest or penalties arose from circumstances beyond your control, ask for relief using form RC4288. British Columbia's property tax deferment program is a separate provincial scheme with its own application.

The individual and business enquiry numbers, along with their hours, are listed on the CRA contact page. Have your social insurance number or business number and a figure from a recent return ready, because the agent must verify you before discussing anything. Many tasks never need a call: CRA My Account and My Business Account show balances, assessments, slips and instalments, and let you file a dispute, change a return or set up a payment arrangement.

TPS is simply the French name for the GST, taxe sur les produits et services. It is the same federal tax at the same rate, 5% for 2025 and 2026. In Quebec you will also see TVQ, the French name for QST, at 9.975% applied to the pre-GST price, giving a combined 14.975%. Quebec receipts usually show both lines separately, and Revenu Quebec administers the returns for both taxes there.

Rarely on its own. Municipal tax follows the assessed value set by your province's assessment authority, not your renovation invoices. Work that adds living space, finished area or a permanent structure usually prompts a reassessment; replacing or paving a driveway generally moves market value very little. Building permits are how an assessor normally learns of changes. Your assessment notice explains how to ask for a review if the value looks wrong after work is done.

Other income is the catch-all line on the T1 for taxable amounts that fit nowhere else: certain retiring allowances, death benefits, some scholarship, bursary or grant income, and various payments reported on a T4A that have no dedicated line of their own. It is ordinary income taxed at your marginal rate. Tax is often not withheld on these amounts, so they can leave a balance owing. Match the slip's box number to the CRA guide before choosing a line.

There is no minimum income that switches filing on. You must file if you owe tax, if the CRA asks you to, if you disposed of capital property, or if you have to repay benefits. Below the federal basic personal amount, $16,452 for 2026 and reduced at higher incomes, you generally owe no federal tax. Filing is still how you claim the GST/HST credit, the Canada child benefit and provincial credits, so file anyway.

These are calculated lines rather than amounts you enter. Line 40600 is federal tax on your taxable income; line 42000 is net federal tax after non-refundable credits, the federal foreign tax credit and any additions. Line 43700 totals the income tax already deducted from your slips, and line 48200 totals your credits and withholdings. Subtracting line 48200 from total payable produces either a refund on line 48400 or a balance owing on line 48500. Carry-forward amounts are listed in CRA My Account.

Two different taxes are in play. GST/HST is not charged on long-term residential rent, which is an exempt supply, so the landlord adds no tax and cannot claim input tax credits on those costs. Commercial rent and most short-term accommodation are taxable once the landlord is registered, at 13% HST in Ontario or 5% GST in Alberta. Separately, the rent received is income to the landlord, reported on the T1 or T2 after deductible expenses.
