Pre-Construction Condo Investors & Flips: Our Analysis

Pre-Construction Condo Investors & Flips carry their own CRA profile, and generic bookkeeping misses it. The anti-flipping rule deems gains on residential property held under 365 days to be fully taxable business income, subject to limited exceptions. We price the whole engagement as one affordable fixed fee, quoted before work begins.

What Our Real Estate Tax Specialists Service Includes

Working pre-construction condo investors & flips engagements week in and week out changes how you read a file. You stop asking what the numbers are and start asking what the sector's rules will make of them.

Before anything else, one rule sets the frame. A small corporation still carries the full compliance set: T2, GST/HST, payroll, and the annual return with the incorporating jurisdiction. The annual corporate return is separate from the T2 and is the one most often forgotten, which can lead to administrative dissolution.

The detail that surprises most owners comes next. The CRA requires business records to be kept for six years from the end of the tax year they relate to, in a form that allows the return to be verified. Where records cannot support the return, the CRA is entitled to assess on its own estimate — and the burden of disproving that estimate falls on the taxpayer.

Fixed fee agreed up front, sector-experienced preparation, and you pay after the work is reviewed.

Pre-Construction Condo Investors & Flips: the tax rules that actually apply

Accounting for Pre-Construction Condo Investors & Flips is a specialist job because the CRA treats this part of the real estate sector differently. These are the rules that actually change the number at the bottom of the return.

What the CRA looks at

The anti-flipping rule deems a gain on residential property held under 365 days to be fully taxable business income, not a capital gain, with only limited life-event exceptions.

Whether a property sale is income or capital turns on intention at purchase, and the CRA infers intention from the pattern of activity, financing and holding period.

What you can actually claim

Repairs that restore a property are current expenses; work that improves it beyond its original condition is capital and recovered through capital cost allowance instead.

Capital cost allowance on a rental cannot create or increase a rental loss, and claiming it costs the property part of its future principal residence protection.

The filing calendar that applies

Every disposition of a principal residence must be reported on Schedule 3 and Form T2091, even where the entire gain is exempt; failing to report can cost the exemption.

Non-resident owners face 25% withholding on gross rent unless a Section 216 election is filed, which taxes the net instead and usually produces a refund.

Where the planning value sits

The lifetime capital gains exemption does not apply to rental real estate, which is why succession planning for a property portfolio looks nothing like a business sale.

Holding rentals personally keeps losses usable against other income; holding them corporately defers tax on profit but taxes rental income at high passive rates.

We apply all of this as part of the standard engagement for Pre-Construction Condo Investors & Flips — there is no separate advisory fee, and the quote is fixed before any work begins.

Case Study 1

$22,500 Of Penalties And Interest Cancelled On Relief — Mortgage Brokerage, Vancouver

A mortgage brokerage in Vancouver, British Columbia was carrying $22,500 of penalties and interest. The charges arose from industry-specific reporting obligations nobody had flagged. A relief application cancelled that amount.

An assessment of $22,500 landed at a mortgage brokerage in Vancouver, British Columbia following a desk review. It turned on industry-specific reporting obligations nobody had flagged. The auditor had not seen the records behind it. We rebuilt the chart of accounts around how a pre-construction condo investors & flips business actually earns and spends. We then set out the legislative basis for the position alongside the documents supporting it. $22,500 of penalties and interest was cancelled under the taxpayer relief provisions, and the underlying assessment was adjusted to match the filed position.

Case Study 2

19 Months Reconciled And $17,000 Of Input Tax Recovered — Property Management Company, Victoria

19 months of records at a property management company in Victoria, British Columbia had never been reconciled. That left seasonal revenue reported without matching the costs that produced it. Rebuilding recovered $17,000.

Nothing reconciled at a property management company in Victoria, British Columbia. Every filing started with 19 months of cleanup. The file was carrying seasonal revenue reported without matching the costs that produced it. We rebuilt from source rather than correcting on top of the existing file. We reviewed every sector-specific deduction against the current rules and claimed the ones that had been missed. Then we set the routine that keeps it clean. 19 months reconciled to the bank. The close now takes 4 days, and $17,000 of previously unclaimable input tax was recovered in the process.

Case Study 3

Remuneration Review Saved $64,000 Across Corporate And Personal Returns — Short-Term Rental Operator, Surrey

A remuneration review at a short-term rental operator in Surrey, British Columbia saved $64,000 across the corporate and personal returns. It found a previous accountant with no experience of this sector.

Nothing was wrong at a short-term rental operator in Surrey, British Columbia. The filings were on time and accurate. What they were not was planned. A previous accountant with no experience of this sector had never been reviewed. We documented the positions to the standard the CRA applies to this sector specifically. We ran the numbers across both the corporate and personal returns, so the saving was real rather than deferred into someone else's hands. $64,000 came off the combined corporate and personal tax bill, and the structure holds for future years without further work.

Case Study 4

Audit Defence Closed In 3 Weeks, $81,000 Cleared — Condo Corporation Manager, Lethbridge

A condo corporation manager in Lethbridge, Alberta was under review. The issue was sector deductions claimed on a general-business basis rather than the pre-construction condo investors & flips rules. The file closed in 3 weeks with $81,000 of proposed tax cleared.

A condo corporation manager in Lethbridge, Alberta was selected for review. Sector deductions claimed on a general-business basis rather than the pre-construction condo investors & flips rules had shown up in the CRA's automated matching. The proposed adjustment on pre-construction condo investors & flips accounting and tax came to $81,000. We aligned the reporting calendar with the sector’s own seasonal cycle rather than a generic year-end. Every figure in the response traced to a source record the auditor could verify without asking a second question. The review closed with no change. $81,000 of proposed tax came off the table, and the documentation now in place makes the next review a short one.

Case Study 5

$265,000 Sheltered By The Lifetime Capital Gains Exemption — Residential Rental Portfolio, Regina

A residential rental portfolio in Regina, Saskatchewan was preparing to sell. However, a shareholder loan balance that would have been picked up as income on closing disqualified the shares. Purification sheltered $265,000 under the exemption.

A residential rental portfolio in Regina, Saskatchewan had an offer on the table and 32 months to close. The shares did not qualify for the capital gains exemption. A shareholder loan balance that would have been picked up as income on closing was part of the reason. We purified the corporation so the shares met the qualifying tests. We reassigned the asset classes on the CCA schedule and corrected the opening balances. All of it was done well ahead of the closing date. The sale closed on schedule with $265,000 sheltered by the lifetime capital gains exemption across the shareholders.

Case Study 6

Holding Structure Added, $10,500 Saved Annually — Commercial Landlord, Ottawa

A commercial landlord in Ottawa, Ontario needed a holding structure. It had to deal with equipment and asset classes assigned by guesswork rather than the CCA schedule. The reorganisation was tax-neutral and removed $10,500 of annual exposure.

The structure at a commercial landlord in Ottawa, Ontario needed fixing. The file was carrying equipment and asset classes assigned by guesswork rather than the CCA schedule. Every option for fixing it ran through a reorganisation that had to be done without triggering tax. We worked with the client's lawyer. Together, we rebuilt the chart of accounts around how a pre-construction condo investors & flips business actually earns and spends. We also prepared the elections, resolutions and valuations the structure needed to stand up. The structure now matches the business. Annual saving of $10,500, and the reorganisation itself was tax-neutral.

Before You Call: Pre-Construction Condo Investors & Flips FAQs

Direct answers to what Canadian business owners actually ask before hiring an accountant.

Do pre-construction condo investors & flips businesses need to register for GST/HST?

Registration is mandatory once taxable revenue exceeds $30,000 over four consecutive quarters. Registering voluntarily below that threshold is often worthwhile, because it lets you recover input tax credits on startup and equipment purchases.

Should I incorporate my pre-construction condo investors & flips business?

Incorporation usually pays off once profit consistently exceeds what you draw personally, because retained earnings are taxed at the small business rate rather than your marginal rate. Below that point the added compliance cost often outweighs the benefit. We model both before you decide.

What records do pre-construction condo investors & flips businesses need to keep?

The CRA requires six years of books and records from the end of the tax year they relate to: invoices, receipts, bank statements, payroll records and contracts. Digital copies are acceptable provided they are legible and complete.

How do you handle payroll for pre-construction condo investors & flips businesses?

We run the cycle, remit source deductions on schedule, and issue T4s ahead of the February deadline. Late remittances draw a penalty of up to 10% and repeat lateness raises it to 20%, so timing is the whole game. See our payroll service.

Can you work with my existing bookkeeping software?

Yes. We work in QuickBooks, Xero, Wave, Sage, spreadsheets, and plain scanned documents. You are not required to migrate systems to become a client, and we never charge a conversion fee.

What if my pre-construction condo investors & flips business operates in more than one province?

Multi-province operations allocate taxable income by permanent establishment and payroll, and sales tax rules differ by jurisdiction. We handle the allocation schedules and the differing GST, HST, PST and QST obligations in one engagement.

When should a pre-construction condo investors & flips business register for GST/HST?

Registration becomes mandatory once taxable supplies pass $30,000 over four consecutive calendar quarters, and the obligation starts almost immediately rather than at the next year-end. Registering voluntarily below that threshold is often worthwhile when you are buying equipment, because it makes the tax on those purchases recoverable.

How long does the CRA expect a pre-construction condo investors & flips business to keep records?

Six years from the end of the tax year the records relate to. That covers invoices, receipts, bank statements, payroll records and the working papers behind the return. Records supporting the purchase of a capital asset must be kept six years past the year the asset is finally sold.

What does "Pay After Service" mean?

Our Pay After Service model means you review and approve all deliverables before making any payment. We prepare your returns or financial files, you review them, and only then do you pay. This ensures 100% satisfaction.

How does price matching work?

If you find a lower verified quote from another accounting firm in Canada for the same scope of services, we will match it immediately. Simply provide a verified quote.

How do I submit my tax documents?

We support completely secure digital uploads via our client portal, or you can email them to us. We support files from QuickBooks, Xero, Excel, and scan/photo documents.

What makes pre-construction condo investors & flips taxes different from other businesses?

The short answer comes straight from our working notes: Accrued but unbilled revenue belongs in income in the year the work was performed. Deferring it to the invoice date understates taxable income and is a standard reassessment adjustment. How that plays out on your file depends on the specifics, which is exactly what the engagement is for.

My business is in pre-construction condo investors & flips — what would you review first if you took over my file?

The CRA expects the trial balance behind a T2 to reconcile to the GIFI schedules filed with it. A statement set that does not tie to the return is the first thing a reviewer notices. That is the part most owners have not heard before they sit down with us, and it usually changes what they do next.

Pre-Construction Condo Investors & Flips: The Questions People Search

The questions Canadians actually search on this topic, answered plainly. Browse every question in the Canadian tax answers directory.

Canada has no federal real estate tax. What people mean is municipal property tax, and most municipalities calculate it the same way: the assessed value of the property multiplied by the tax rate council sets for that property class, plus any education or area-specific levies the province imposes. The assessed value usually comes from a provincial assessment authority, though in some provinces the municipality assesses its own properties, so check which body issued yours before disputing it, and the rate is reset with each annual budget. Your tax bill shows both figures and the arithmetic.

Usually because the pay for that period is low enough that the basic personal amount covers it. Payroll annualises each cheque, so part-time or irregular hours can produce zero income tax while CPP and EI still come off. Other causes are a TD1 claiming large credits, a claim of exemption from withholding, or being paid as a contractor rather than an employee, in which case nothing is withheld and the tax is yours to set aside and remit.

Yes. The CRA answers individual, business and benefit enquiries by phone, and its Contact the CRA page lists the current numbers and hours for each line. Have your social insurance number or business number, a recent return and your notice of assessment ready, because the agent will verify your identity before discussing an account. For account details, balances and slips, My Account often answers the question faster than the phone.

Rent paid is not deductible on the federal return. Relief comes instead through provincial credits claimed on the provincial form filed with your T1, such as Ontario's energy and property tax credit, Manitoba's renters credit and Quebec's solidarity tax credit, each with its own residency and income tests. Rent is deductible only as a business or employment cost: the work-space-in-the-home share on a T2125, or with an employer-signed form where an employee is required to work from home.

The owner. Municipalities bill the registered owner, so the landlord is responsible and any arrears become a charge against the property rather than the tenant. In practice residential rent is set to cover it, so tenants fund it indirectly. Commercial leases work differently: a net lease commonly requires the tenant to reimburse the property tax directly. For a landlord, property tax on a rental property is a deductible expense against the rental income it relates to.

Yes. Interest on money borrowed to buy or improve a property you rent out is deductible against the rental income, and it is usually the largest expense on the rental statement. The principal portion of each payment is not deductible, so claim the interest only rather than the whole mortgage payment. Prorate the interest where part of the property is personal use. Mortgage interest on the home you live in is not deductible.
