Buyers in Toronto pay a municipal land transfer tax on top of Ontario's. Alberta, Saskatchewan and the territories charge registration or transfer fees instead of a full tax. Several provinces offer first-time buyer rebates, and non-resident buyers can face extra tax. Use your province's own calculator before closing.

No. The fuel charge applies to fuels, not tobacco. Cigarettes carry federal excise duty, a provincial or territorial tobacco tax, and GST or HST on the shelf price, which is why tax makes up most of what you pay. Duty and tobacco tax rates move with budgets and some federal rates are adjusted annually, so check the CRA excise duty rates page and your province's tobacco tax page rather than an older figure.

Your municipality sets that, not the CRA. Most Canadian municipalities issue an interim bill and a final bill each year, each payable in one or more instalments, and many also offer a monthly pre-authorised plan spread across the year. If your mortgage lender pays the tax on your behalf, you contribute a portion with each mortgage payment instead. Your tax bill or your municipality's website lists the exact instalment dates for your property.

Federal excise duty is built into the price before the product reaches the shelf, each province or territory adds its own tobacco tax, and GST/HST then applies to the selling price including those taxes. The duty and the provincial tax are charged by quantity of product rather than as a percentage of price, which is why the shelf price differs so much between provinces.
