What records do condominium corporations businesses need to keep?

The CRA requires six years of books and records from the end of the tax year they relate to: invoices, receipts, bank statements, payroll records and contracts. Digital copies are acceptable provided they are legible and complete.

How long does the CRA expect a condominium corporations business to keep records?

Six years from the end of the tax year the records relate to. That covers invoices, receipts, bank statements, payroll records and the working papers behind the return. Records supporting the purchase of a capital asset must be kept six years past the year the asset is finally sold.

What happens if a condominium corporations business files late?

The late-filing penalty is 5% of the balance owing plus 1% for each full month the return is late, to a maximum of twelve months. A second late filing within three years doubles those figures. Interest compounds daily from the balance-due date regardless of when the return is filed.

Can a condominium corporations business deduct vehicle costs?

Yes, in proportion to business use, and the logbook is what supports it. The CRA accepts a full-year log, or a three-month sample backed by a complete prior-year log. Travel between home and a regular place of work is personal; travel between work locations is business.

How much of your work is with condominium corporations clients specifically?

It depends less on opinion than owners assume. A small corporation still carries the full compliance set: T2, GST/HST, payroll, and the annual return with the incorporating jurisdiction. The annual corporate return is separate from the T2 and is the one most often forgotten, which can lead to administrative dissolution. Once you know that, the practical question becomes timing and documentation — both of which we handle inside the engagement.

Are there deductions or credits that condominium corporations businesses commonly overlook?

The honest starting point is this: An expense is deductible where it was incurred to earn income and is reasonable in the circumstances. The business-use portion must be supported, which for vehicles means a logbook. The CRA rarely argues that an expense category is wrong; it argues that the proportion claimed was never substantiated. Everything else we would tell you is tailoring, and tailoring requires seeing your file.

Income tax starts once taxable income passes the basic personal amount, and a separate provincial or territorial amount applies on top, so the break-even point shifts every year with indexation and differs by where you live. Look up the current amounts on the CRA site or in the year's return package. Credits for tuition, disability, pension income or dependants push the point higher. Filing can still be worthwhile or required with no tax owing, for benefits and credits.

A T4E is the statement of Employment Insurance and other benefits. Service Canada issues one for each year in which EI was paid, covering regular, sickness, maternity, parental, caregiving or fishing benefits, and it shows the total received, the income tax already withheld and any amount to be repaid. Those figures go on the personal return for that year. Benefits paid under a different program come on their own slip.

Contact your municipality’s tax or revenue office and ask for a reissued bill; most cities also let you view and pay it in an online property tax account set up with your roll number. Not receiving the bill does not cancel the obligation or stop late-payment charges, so ask for the amount and due dates straight away. Update your mailing address, and check whether your lender already pays the tax through your mortgage.

The CRA does not offer a general public chat line for tax advice. Account-specific service runs through its telephone lines, My Account or My Business Account, and mail, and the Contact the CRA page on canada.ca lists what each option covers, including automated lines for balances and benefit dates. Treat any chat window on a site that is not canada.ca as a phishing risk and never type your social insurance number into one.

No, in most cases. Rent from a property is property income rather than self-employment income, so it goes on the rental statement instead of the T2125 business form, it creates no CPP contributions, and it does not count as earned income for the child care expense deduction. Net rental income does count as earned income for RRSP room. Where you provide substantial services beyond a basic tenancy, the CRA may instead treat the activity as a business.

Rental income from a property you simply hold and lease is property income rather than self-employment earnings, so it attracts no CPP contributions. It does count for RRSP purposes: net rental income after expenses forms part of earned income, so it builds contribution room for the following year. If you provide substantial services along with the space, the CRA may treat the activity as a business, which reverses the CPP answer and brings self-employment reporting with it.
