T1 General

GST/HST Return

Crop Farms, Greenhouses & Nurseries: Our Analysis

The tax file of crop farms, greenhouses & nurseries looks nothing like a generic small business return. The qualified farm property capital gains exemption shelters over $1 million per owner when land and quota change hands within the family. Our sector team files crop farms, greenhouses & nurseries at low-cost flat rates with pay-after-service.

What We Notice Preparing Crop Farms, Greenhouses & Nurseries Files

Think of these notes as the briefing a tax services provider would give a colleague taking over a crop farms, greenhouses & nurseries file: not the rules themselves, which you can look up, but where the sector hides its traps and its openings.

Here is where every serious conversation about Crop Farms, Greenhouses & Nurseries begins: A partnership must file a T5013 information return once absolute revenues plus expenses exceed $2 million, or where any partner is a corporation — the return is required even though the partnership itself pays no tax.

The second point follows directly from the first. A small corporation still carries the full compliance set: T2, GST/HST, payroll, and the annual return with the incorporating jurisdiction. The annual corporate return is separate from the T2 and is the one most often forgotten, which can lead to administrative dissolution.

The close is simple because the offer is simple: fixed fee, work reviewed by you before payment, and a tax services provider who sees crop farms, greenhouses & nurseries files every working week rather than only in the spring rush.

Crop Farms, Greenhouses & Nurseries: the tax rules that actually apply

Accounting for Crop Farms, Greenhouses & Nurseries is a specialist job because the CRA treats this part of the agriculture, natural resources & energy sector differently. These are the rules that actually change the number at the bottom of the return.

What the CRA looks at

The restricted farm loss rules limit deductions where farming is not the chief source of income, and part-time operations are assessed against that test.

Farmers may report on the cash basis, which is unique in Canadian tax and allows income to be managed through the timing of sales and purchases.

What you can actually claim

Farm equipment falls in Class 10 at 30%, while buildings and drainage sit in slower classes — the split materially changes the year the deduction lands.

The qualified farm or fishing property capital gains exemption shelters over $1 million per owner when land, quota or a fishing licence changes hands within the family.

The filing calendar that applies

Farmers who file by June 15 still owe any balance by April 30, and the AgriInvest and AgriStability programmes carry their own reporting deadlines.

Most farm sales are zero-rated for GST/HST, which puts the operation in a permanent refund position worth filing frequently to collect.

Where the planning value sits

Resource operators access separate pools for exploration and development expense, and flow-through shares push those deductions to investors.

The intergenerational farm transfer rules allow a rollover at cost to a child, deferring tax entirely — but only where the property was used principally in farming.

This is the level of sector detail built into every fixed-fee engagement we run for Crop Farms, Greenhouses & Nurseries, with payment due only after you have approved the work.

Answers to Frequent Crop Farms, Greenhouses & Nurseries Questions

Direct answers to what Canadian business owners actually ask before hiring an accountant.

How are employees and subcontractors treated differently for a crop farms, greenhouses & nurseries business?

The CRA looks at control, ownership of tools, chance of profit and risk of loss rather than what the contract is titled. Where a worker is reclassified as an employee, the unremitted CPP, EI and withholding land on the payer, together with penalties and interest.

What instalments does a crop farms, greenhouses & nurseries business have to pay?

Individuals pay quarterly instalments once net tax owing passes $3,000 in the current year and either of the two preceding years. Corporations generally pay monthly, with many small CCPCs eligible for quarterly instalments instead. Basing them on a current-year estimate avoids overpaying after a strong year.

What tax deductions are crop farms, greenhouses & nurseries businesses most likely to miss?

The recurring ones are capital cost allowance on equipment placed in service late in the year, the business-use portion of vehicle and home-office costs, and professional development. Each is defensible when documented at the time and difficult to defend when reconstructed later.

How much does accounting for crop farms, greenhouses & nurseries businesses cost?

Corporate tax filing starts at $90 and bookkeeping at $10 per month, quoted as a fixed fee before work begins. Sector complexity does not trigger a surcharge. Review the full price list.

Do crop farms, greenhouses & nurseries businesses need to register for GST/HST?

Registration is mandatory once taxable revenue exceeds $30,000 over four consecutive quarters. Registering voluntarily below that threshold is often worthwhile, because it lets you recover input tax credits on startup and equipment purchases.

Should I incorporate my crop farms, greenhouses & nurseries business?

Incorporation usually pays off once profit consistently exceeds what you draw personally, because retained earnings are taxed at the small business rate rather than your marginal rate. Below that point the added compliance cost often outweighs the benefit. We model both before you decide.

What records do crop farms, greenhouses & nurseries businesses need to keep?

The CRA requires six years of books and records from the end of the tax year they relate to: invoices, receipts, bank statements, payroll records and contracts. Digital copies are acceptable provided they are legible and complete.

How do you handle payroll for crop farms, greenhouses & nurseries businesses?

We run the cycle, remit source deductions on schedule, and issue T4s ahead of the February deadline. Late remittances draw a penalty of up to 10% and repeat lateness raises it to 20%, so timing is the whole game. See our payroll service.

What does "Pay After Service" mean?

Our Pay After Service model means you review and approve all deliverables before making any payment. We prepare your returns or financial files, you review them, and only then do you pay. This ensures 100% satisfaction.

How does price matching work?

If you find a lower verified quote from another Accounting Firm in Canada for the same scope of services, we will match it immediately. Simply provide a verified quote.

How do I submit my tax documents?

We support completely secure digital uploads via our client portal, or you can email them to us. We support files from QuickBooks, Xero, Excel, and scan/photo documents.

When should a crop farms, greenhouses & nurseries business bring in a specialist instead of a generalist?

The short answer comes straight from our working notes: An unincorporated business carried on by an individual has a fiscal period ending December 31 unless the alternative-method election under subsection 249.1(4) is in place. Choosing a year-end the way a corporation can is not available to a proprietor. How that plays out on your file depends on the specifics, which is exactly what the engagement is for.

Are there deductions or credits that crop farms, greenhouses & nurseries businesses commonly overlook?

In our files, this is the deciding factor: A partnership is not a taxpayer. Income is computed at the partnership level and allocated to the partners, who report and pay tax on their allocated share whether or not a dollar was drawn out that year. An income tax specialist applies it to your numbers before submission.

Car insurance is claimable only for the business or employment use of a vehicle, never for personal driving. Keep a log of business kilometres and total kilometres for the year, then claim that share of insurance along with fuel, repairs, licence fees and loan interest. Employees need their employer to certify in writing that the vehicle was required for the job. Driving between home and a regular workplace counts as personal use.

Contact your municipality’s tax or revenue office and ask for a reissued bill; most cities also let you view and pay it in an online property tax account set up with your roll number. Not receiving the bill does not cancel the obligation or stop late-payment charges, so ask for the amount and due dates straight away. Update your mailing address, and check whether your lender already pays the tax through your mortgage.

Yes. The CRA does telephone individuals and businesses about balances owing, missing returns, audits and benefit reviews, and an agent may leave a voicemail asking you to call back. It will not threaten arrest or deportation, demand payment by gift card, e-transfer or crypto, or pressure you to stay on the line. Check My Account for the same message before acting, and call the CRA back on a number from canada.ca.

You must register for GST/HST and charge it once you stop qualifying as a small supplier. For 2026 the small-supplier threshold is $30,000 of taxable revenue, measured over four consecutive calendar quarters or in a single quarter. Under the four-quarter test you stay a small supplier until the end of the month following the quarter in which the trailing four-quarter total was exceeded; you must then apply to register before the day that is 30 days after the first taxable supply you make once that grace month ends, and registration takes effect on that day. Under the single-quarter test small-supplier status ends immediately on the sale that crosses $30,000, and that sale itself must carry tax. Below the threshold you may register voluntarily to recover input tax credits on your purchases.

Yes. Property tax is a municipal charge on the property rather than an income tax, and it does not stop at any age. Relief does exist in places: several provinces and municipalities run deferral programs that let older or lower-income owners postpone payment until the property is sold, usually with interest, and some offer a grant or rebate. These are applied for each year through the province or municipality, not on your T1. Check your municipality's tax page for what is offered.

Home insurance on the place you live is a personal cost and not deductible. Two exceptions matter. A self-employed person working from home may deduct the business-use share, prorated by floor area or room count, and a commission employee may claim a portion where the employer certifies the requirement, while a salaried employee cannot include insurance at all. If you rent out part of the property, insurance on the rented space is deductible against rental income.
