T1 General

GST/HST Return
The sales-tax return businesses file to remit GST/HST collected, net of input tax credits.
Richmond: Our Analysis

Richmond wraps YVR and the Fraser port into Canada's import-export gateway: customs brokers, freight forwarders and traders reconciling GST paid at the border against input tax credits, with zero-rated export sales documented properly. The city's celebrated restaurant scene adds tip-reporting payrolls, and cross-border families manage T1135 foreign-property disclosure above $100,000 alongside BC's speculation and vacancy tax declaration.

Field Notes: Richmond

Before we quote a fee or open a file, we walk Richmond clients through the same provincial checklist. This page is that checklist, written out.

Before payroll, before year-end, before anything with a deadline attached: sort out sales tax. BC charges 5% GST plus a separate 7% PST. These are filed with two different authorities on different schedules, and PST is not recoverable as an input tax credit the way GST is. We treat this as the entry ticket for doing business in Richmond.

Here is the provincial fact your year-end strategy hangs on. BC applies a 2% small business rate, producing an 11% combined rate — among the lowest in Canada. Timing income, timing expenses, and choosing how to pay yourself all flow from it. Every Richmond file we prepare starts from that reality.

Payroll setup done properly means registration, a remittance calendar, and the provincial levy, in that order. BC Employer Health Tax applies once annual BC payroll exceeds $1,000,000. We set all of it up together for Richmond employers so nothing surfaces mid-year as a surprise.

Provincial credits are the most commonly unclaimed money we see: BC Small Business Venture Capital Tax Credit, BC Scientific Research and Experimental Development Tax Credit, BC Clean Buildings Tax Credit are all worth a look in an eligible year. Richmond clients feel this one directly on the first return we file together.

The Richmond roster a tax services provider carries reads like the local economy: technology, film and television, natural resources, tourism and real estate. That concentration is useful — it means the judgment calls on your file have been made many times before, on files that look like yours.

You do not need an office visit to get any of this done. Files move securely, the fixed fee is the same whether you are in Richmond or on the other side of the country, and you see the completed return before a dollar changes hands.

Case Study 1

Incentive Review Recovered $75,000 Across 7 Open Years — Real Estate Brokerage, Richmond

An incentive review at a real estate brokerage in Richmond, British Columbia recovered $75,000 across 7 open years. It found BC Clean Buildings Tax Credit eligibility that had never been assessed.

An incentive review at a real estate brokerage in Richmond, British Columbia started from a simple question: what has never been claimed? The answer ran to 7 years. It was driven by BC Clean Buildings Tax Credit eligibility that had never been assessed. We recalculated the corporate tax at the 11% combined small business rate and rebased the instalments on the current year. We documented eligibility to the standard a reviewer would apply rather than the standard a claim form requires. The credits produced $75,000 across the open years. The tracking now in place means the following year's claim is documented as the work happens rather than reconstructed afterwards.

Case Study 2

Intergenerational Transfer Completed With $690,000 Deferred — Mortgage Brokerage, Richmond

A family transfer at a mortgage brokerage in Richmond, British Columbia would have been fully taxable. The reason was passive assets sitting inside the operating company, disqualifying the shares. Restructuring deferred $690,000.

A generational transfer at a mortgage brokerage in Richmond, British Columbia had been discussed for years without a plan. Passive assets sitting inside the operating company, disqualifying the shares meant the transfer as contemplated would have been fully taxable. We assessed and claimed BC Scientific Research and Experimental Development Tax Credit alongside the federal return. We sequenced the steps so each one was complete and documented before the next depended on it. $690,000 of tax was deferred through the transfer, and the successor generation took over a corporation whose records stood up to review.

Case Study 3

Collections Halted And $33,500 Cut From A 3-Year Backlog — Data Analytics Consultancy, Richmond

Collections had begun against a data analytics consultancy in Richmond, British Columbia over 3 years of unfiled returns. Bringing them current cut $33,500 from the balance.

By the time a data analytics consultancy in Richmond, British Columbia called, 3 years were outstanding. The CRA had assessed on estimates. Underneath it sat input tax credits claimed against BC provincial tax, which is not recoverable the way GST is. We reconstructed the records year by year. We registered the provincial payroll account, caught up the outstanding remittances, and applied for relief on the penalty. Each filing replaced an arbitrary assessment with a real one. The account is current. Filing on real numbers rather than CRA estimates reduced the balance by $33,500, and a relief application addressed part of the accumulated interest.

Case Study 4

Corporate Structure Rebuilt For $59,000 Of Annual Savings — Two-Unit Short-Term Rental Operator, Richmond

The structure at a two-unit short-term rental operator in Richmond, British Columbia no longer fitted the business. Instalments still calculated on a year the business had long outgrown showed it. Rebuilding it saves $59,000 a year.

The structure at a two-unit short-term rental operator in Richmond, British Columbia dated from years earlier. It had been set up for a business that no longer existed. Instalments still calculated on a year the business had long outgrown had become expensive. We separated the federal GST and BC provincial sales tax streams, reconciled both to the sales ledger, and filed the corrected provincial returns. The reorganisation used the rollover provisions rather than a taxable transfer, so no tax fell due on the restructuring itself. $59,000 of annual saving, achieved on a tax-deferred basis. The minute book, elections and valuations are all in the file.

Case Study 5

$54,000 Of Penalties And Interest Cancelled On Relief — Family-Run Inn, Richmond

A family-run inn with a licensed dining room in Richmond, British Columbia was carrying $54,000 of penalties and interest. The charges arose from a provincial payroll levy that had never been registered for or remitted. A relief application cancelled that amount.

An assessment of $54,000 landed at a family-run inn with a licensed dining room in Richmond, British Columbia following a desk review. It turned on a provincial payroll levy that had never been registered for or remitted. The auditor had not seen the records behind it. We assessed and claimed BC Small Business Venture Capital Tax Credit alongside the federal return. We then set out the legislative basis for the position alongside the documents supporting it. $54,000 of penalties and interest was cancelled under the taxpayer relief provisions, and the underlying assessment was adjusted to match the filed position.

Case Study 6

$102,000 Late-Filing Penalty Cancelled On Relief Application — Two-Location Bistro, Richmond

A two-location bistro in Richmond, British Columbia had already been penalised. The issue was provincial sales tax collected but never remitted on the separate BC return. A relief application cancelled $102,000 of that penalty.

A two-location bistro in Richmond, British Columbia had already missed one deadline and was about to miss a second. Behind it sat provincial sales tax collected but never remitted on the separate BC return. A penalty of $102,000 was accruing. We split the work into what had to happen before the deadline and what could follow it. Then we recalculated the corporate tax at the 11% combined small business rate and rebased the instalments on the current year. The outstanding return was accepted as filed, and the taxpayer relief application cancelled $102,000 of the penalty already assessed on the earlier year.

Richmond Tax Filing Questions We Hear Most Often

Direct answers to what Canadian business owners actually ask before hiring an accountant.

How much does a tax accountant in Richmond cost?

Corporate tax filing starts at $90 and monthly bookkeeping at $10, the same fixed rates we charge nationally. Richmond businesses pay no location premium, and the quote is agreed before work starts. See the full pricing breakdown.

Do I need to meet my Richmond accountant in person?

No. Everything runs through a secure portal with e-signatures, so documents never travel by mail and nothing is lost in transit. Clients across Richmond complete an entire filing without a single in-person meeting, though calls are always available.

Which tax deadlines apply to Richmond businesses?

Corporate T2 returns are due six months after your fiscal year-end, with any balance owing payable within two or three months depending on your CCPC status. Personal T1 returns are due April 30, and June 15 for the self-employed. GST/HST depends on your filing frequency.

Can you handle both my corporate and personal returns?

Yes, and doing both together is where most of the planning value sits. Salary-versus-dividend mix, shareholder loans and RRSP room interact across the two returns, and treating them separately is how owners overpay. Explore all our services.

What if my books are behind by several years?

That is routine work for us. We rebuild the ledger year by year, file the outstanding returns in sequence, and where eligible apply to the CRA's Voluntary Disclosures Program to reduce penalties and interest.

Are you taking on new clients in Richmond?

Yes, we are actively taking on new corporate and personal clients in Richmond, including mid-season transfers from another accountant. Transferring is straightforward and we request the prior files on your behalf.

What industries do you serve in Richmond?

Construction, healthcare and medical practices, restaurants, e-commerce, real estate, transportation, professional services, technology startups and registered non-profits. Each carries a distinct deduction profile. See our industry specialisms.

How do I switch to your firm from my current accountant?

Tell us who currently holds your files and we handle the professional handover, including requesting working papers and prior-year returns. There is no gap in your compliance and no awkward conversation required on your side.

What is the deadline for filing corporate taxes in Richmond?

In Richmond, corporate tax returns (T2) are due within six months of the corporation's fiscal year-end. If you owe tax, the balance must be paid within 2 or 3 months of the year-end.

How much do tax accountants in Richmond charge?

Our personal tax filing services in Richmond start from $25, and corporate tax returns start from $90, offered under our 100% Risk-Free price match guarantee.

Does your accounting firm handle CRA audits for clients in Richmond?

Yes! We provide direct CRA audit defense and representation services for businesses and individuals throughout British Columbia and across Canada.

Do you have an office in Richmond?

We do not have a storefront in Richmond. Documents are exchanged on secure cloud software and everything is signed electronically, and the fee is the same in Richmond as anywhere else in Canada, with no location premium. Our head office is at 381 Front St W, Toronto, and you can reach the team on +1-416-619-0068.

Which sales-tax return does a Richmond business file?

BC charges 5% GST plus a separate 7% PST. These are filed with two different authorities on different schedules, and PST is not recoverable as an input tax credit the way GST is. We build every Richmond engagement around that fact.

How is an incorporated business taxed in British Columbia?

BC applies a 2% small business rate, producing an 11% combined rate — among the lowest in Canada. For a Richmond business, that is the ground floor of the filing.

Commonly Searched Richmond Questions

The questions Canadians actually search on this topic, answered plainly. Browse every question in the Canadian tax answers directory.

Sales tax in British Columbia totals 12% for 2026: the 5% federal GST plus 7% provincial sales tax. BC is not harmonised, so the two run separately, with GST registered and filed with the CRA and PST with the province. A $100 taxable sale carries $5 GST and $7 PST. PST has its own exemptions, including most food for human consumption, so some sales take the 5% GST only.

A TD1 Personal Tax Credits Return tells your employer which personal credits to build into your income tax withholding, so the right amount comes off each pay. You normally complete a federal TD1 and a provincial or territorial TD1 when you start a job. File a fresh pair whenever your situation changes, for instance a new dependant, tuition, or a second employer, where you should not claim the basic personal amount twice.

It is the line on the T1 where you pay back part of your Employment Insurance benefits or Old Age Security pension because your income for the year was above the threshold set for that year. The return works the amount out from your slips and your net income, then adds it to what you owe. For Old Age Security, the CRA normally recovers it through reduced monthly payments over the following year. Check the CRA's threshold for the year you are filing.

Since 1 April 2024, a first-time buyer in British Columbia pays no property transfer tax on the first $500,000 of value, worth up to $8,000, provided the home's fair market value is $835,000 or less. Between $835,000 and $860,000 the exemption tapers off in a straight line, and above $860,000 none is available. You must also be a Canadian citizen or permanent resident, meet the province's residency test, and live in the home.

Filing is how your year gets settled: it works out whether you overpaid and are owed a refund, and it is the calculation behind income-tested benefits, so payments such as the GST/HST credit and the Canada child benefit stop if a return is missing. Filing also creates RRSP room from earned income, keeps tuition and capital losses carrying forward, and starts the clock on the CRA's reassessment period. Late filing when you owe adds a penalty plus interest.

Your municipal assessment notice, or your province's assessment authority, shows the assessed value and usually separates land from buildings. That split matters for tax: land is not depreciable, so a rental or business property's cost has to be allocated between land and building before you claim capital cost allowance, and the allocation must be reasonable and documented. A purchase agreement, an appraisal or comparable land sales support it better than the assessment alone.

It asks which kind of tax identifier you are giving. An individual normally uses a social insurance number, while a non-resident without one uses an individual tax number. A business or corporation uses its business number, with a programme account added for payroll, GST/HST or corporate tax. A trust uses its trust account number. Choose the type that matches the taxpayer named on the form, because the CRA matches filings and payments on that number.

Sometimes. When a BC seller ships taxable goods to a buyer in the province, PST at 7% applies to the delivery or freight charge as part of the price of those goods. If the goods themselves are exempt, the related delivery charge is exempt too. Freight billed separately by an arm's-length carrier for a transportation service is not subject to PST. GST applies to the freight either way. Check the province's PST bulletin on delivery charges.

Land valuation is the assessed value that a provincial or municipal assessment body assigns to a property, normally based on what it would have sold for on a set valuation date. Your municipality multiplies that assessment by its own tax rate to produce the property tax bill, so the valuation drives the bill rather than being a tax itself. Assessments can usually be appealed within a fixed window. Assessed value is not the cost figure used to work out a capital gain on sale.

British Columbia PST is 7% (2025 and 2026) and applies to most goods, to software, and to a defined list of services including legal services, telecommunications, accommodation, and repairs or maintenance of taxable goods. Groceries, most services, children's clothing and residential rent fall outside it. Vehicles, boats and aircraft follow their own rules. PST is not a value-added tax, so there are no input credits to recover it; check the province's PST bulletins for your item.

Usually not. Unbottled water supplied by a municipality or water utility is exempt, and basic unbottled water sold other than as a single serving is zero-rated, so no GST or HST is charged. Bottled water and single servings are taxable at the rate where it is delivered, meaning 5% GST or 13% HST in Ontario for 2026. Carbonated and flavoured water is taxable. The CRA's basic groceries memorandum sets out the line.

For account-specific questions, the CRA will discuss your own file once you have verified your identity, and its individual and business enquiry lines cover balances, slips and deadlines. For advice on what to claim or how to structure something, speak to a tax preparer. If you want the filing handled for you, taxfilings.ca agrees a fixed fee before any work starts, and you pay after the service. Call +1 (416) 619-0068.
