Quick Definitions for Mortgage Brokers Filing

T1 General
The personal income tax return individuals file with the CRA each year.
T2 Corporate Return
The corporate income tax return every incorporated Canadian business must file.
GST/HST Return
The sales-tax return businesses file to remit GST/HST collected, net of input tax credits.
Mortgage Brokers: Our Analysis

For mortgage brokers, the difference between an adequate and a strong filing is sector knowledge. Commission income reported on T4A slips needs expense records to match — the CRA cross-checks slips against declared totals automatically. Everything is handled at a cheap fixed price — the economical alternative to hourly billing.

What Our Financial Tax Services Service Includes

The Mortgage Brokers files we review from other preparers share a common flaw: the return is arithmetically correct and strategically silent. Getting the sector treatment right takes more than software.

The first thing worth pinning down is this: Shareholder loan balances must be repaid within one year of the corporation’s following year-end or the amount is included in the shareholder’s personal income under subsection 15(2).

Right behind it comes a rule owners rarely hear about until it bites: Accrued but unbilled revenue belongs in income in the year the work was performed. Deferring it to the invoice date understates taxable income and is a standard reassessment adjustment.

You do not have to take the sector expertise on faith. The fee is agreed in advance, the finished work goes to you for review first, and payment follows your sign-off — an arrangement we can offer because mortgage brokers files hold few surprises for us anymore.

Mortgage Brokers: the tax rules that actually apply

The tax position of Mortgage Brokers is shaped by rules that never come up for most businesses. Below are the financial services & insurance provisions that decide what a well-prepared file looks like, and where the avoidable cost usually sits.

What the CRA looks at

Commission income reported on T4A slips is matched automatically against declared revenue, and a mismatch generates an assessment before any human reviews it.

Most financial services are GST/HST-exempt, so input tax credits on rent, technology and marketing are largely unavailable and pricing must absorb the tax.

What you can actually claim

Licensing, errors-and-omissions coverage and regulatory filing costs are deductible; the cost of acquiring a book of business is capital recovered through Class 14.1.

The filing calendar that applies

Segregated fund and trust reporting deadlines fall well before the personal filing deadline, so client-facing advisors need their own calendar.

Where the planning value sits

The lifetime capital gains exemption can apply to the sale of shares of an advisory corporation where the qualified small business corporation tests are met — planning must start years ahead.

None of this is charged as extra advice. It is simply what a properly prepared file for Mortgage Brokers includes, at the fixed fee agreed up front.

Answers to Frequent Mortgage Brokers Questions

Direct answers to what Canadian business owners actually ask before hiring an accountant.

How long does the CRA expect a mortgage brokers business to keep records?

Six years from the end of the tax year the records relate to. That covers invoices, receipts, bank statements, payroll records and the working papers behind the return. Records supporting the purchase of a capital asset must be kept six years past the year the asset is finally sold.

What happens if a mortgage brokers business files late?

The late-filing penalty is 5% of the balance owing plus 1% for each full month the return is late, to a maximum of twelve months. A second late filing within three years doubles those figures. Interest compounds daily from the balance-due date regardless of when the return is filed.

Can a mortgage brokers business deduct vehicle costs?

Yes, in proportion to business use, and the logbook is what supports it. The CRA accepts a full-year log, or a three-month sample backed by a complete prior-year log. Travel between home and a regular place of work is personal; travel between work locations is business.

Should a mortgage brokers business incorporate?

Incorporation usually pays once profit consistently exceeds what the owner draws personally, because the retained amount is taxed at small business rates rather than personal rates. Where the entire profit is withdrawn each year, incorporation often costs more in filing and compliance than it saves.

What triggers a CRA audit for a mortgage brokers business?

Ratios that sit outside sector norms, repeated losses, large or round-numbered expense claims, and mismatches between filed slips and reported income. Most reviews are resolved on documentation alone, which is why contemporaneous records matter more than the size of any single claim.

How are employees and subcontractors treated differently for a mortgage brokers business?

The CRA looks at control, ownership of tools, chance of profit and risk of loss rather than what the contract is titled. Where a worker is reclassified as an employee, the unremitted CPP, EI and withholding land on the payer, together with penalties and interest.

What instalments does a mortgage brokers business have to pay?

Individuals pay quarterly instalments once net tax owing passes $3,000 in the current year and either of the two preceding years. Corporations generally pay monthly, with many small CCPCs eligible for quarterly instalments instead. Basing them on a current-year estimate avoids overpaying after a strong year.

What tax deductions are mortgage brokers businesses most likely to miss?

The recurring ones are capital cost allowance on equipment placed in service late in the year, the business-use portion of vehicle and home-office costs, and professional development. Each is defensible when documented at the time and difficult to defend when reconstructed later.

What does "Pay After Service" mean?

Our Pay After Service model means you review and approve all deliverables before making any payment. We prepare your returns or financial files, you review them, and only then do you pay. This ensures 100% satisfaction.

How does price matching work?

If you find a lower verified quote from another Accounting Firm in Canada for the same scope of services, we will match it immediately. Simply provide a verified quote.

How do I submit my tax documents?

We support completely secure digital uploads via our client portal, or you can email them to us. We support files from QuickBooks, Xero, Excel, and scan/photo documents.

Are there deductions or credits that mortgage brokers businesses commonly overlook?

In our files, this is the deciding factor: An expense is deductible where it was incurred to earn income and is reasonable in the circumstances. The business-use portion must be supported, which for vehicles means a logbook. The CRA rarely argues that an expense category is wrong; it argues that the proportion claimed was never substantiated. A tax specialist applies it to your numbers before submission.

How much of your work is with mortgage brokers clients specifically?

The honest answer comes down to one rule. A small corporation still carries the full compliance set: T2, GST/HST, payroll, and the annual return with the incorporating jurisdiction. The annual corporate return is separate from the T2 and is the one most often forgotten, which can lead to administrative dissolution. That is the part we verify before anything is filed.

Searched Questions About Mortgage Brokers

The questions Canadians actually search on this topic, answered plainly. Browse every question in the Canadian tax answers directory.

First Nations, Inuit and Métis individuals pay the same federal and provincial taxes as everyone else, with one narrow exception. Under the Indian Act, a registered status Indian is exempt on income situated on a reserve, judged by connecting factors such as where the work is performed and where the employer is based. Off-reserve employment income is taxable. Related rules can relieve GST/HST on goods delivered to a reserve. Métis and non-status individuals do not get the exemption.

A T4E is the statement of Employment Insurance and other benefits. Service Canada issues one for each year in which EI was paid, covering regular, sickness, maternity, parental, caregiving or fishing benefits, and it shows the total received, the income tax already withheld and any amount to be repaid. Those figures go on the personal return for that year. Benefits paid under a different program come on their own slip.

Contact your municipality’s tax or revenue office and ask for a reissued bill; most cities also let you view and pay it in an online property tax account set up with your roll number. Not receiving the bill does not cancel the obligation or stop late-payment charges, so ask for the amount and due dates straight away. Update your mailing address, and check whether your lender already pays the tax through your mortgage.

The CRA does not offer a general public chat line for tax advice. Account-specific service runs through its telephone lines, My Account or My Business Account, and mail, and the Contact the CRA page on canada.ca lists what each option covers, including automated lines for balances and benefit dates. Treat any chat window on a site that is not canada.ca as a phishing risk and never type your social insurance number into one.

Total income is measured before tax. On a T1 it is the sum of your income sources for the year, such as employment income from your T4, self-employment, investment, and pension amounts, added up before deductions and before any tax withheld. Tax withheld at source is a payment toward your final bill, not a reduction in income. Deductions take total income down to net income, and further deductions give taxable income, which the rates apply to.

Yes. Property tax is a municipal charge on the property rather than an income tax, and it does not stop at any age. Relief does exist in places: several provinces and municipalities run deferral programs that let older or lower-income owners postpone payment until the property is sold, usually with interest, and some offer a grant or rebate. These are applied for each year through the province or municipality, not on your T1. Check your municipality's tax page for what is offered.
