Genuine CRA calls can show a blocked or unfamiliar number, and scammers routinely spoof real CRA lines, toll-free prefixes and even local mobile numbers, so treat the display as no evidence at all. Verify instead: ask for the agent's name and office, hang up, and call back on a number published on canada.ca. Genuine files also show in My Account, and a real agent never demands immediate payment.

No. Property tax is set by your municipality from the assessed value of the property and the annual tax rate, and neither changes because a mortgage was discharged. What changes is who pays it. Many lenders collect tax along with the mortgage payment and remit it for you, so once the loan is gone the municipality bills you directly and the full amount appears as its own instalment. Enrol in the municipality's payment plan so a bill is not missed.

Selling a home is not automatically taxable, but every sale must be reported on your return. If it was your principal residence for all the years you owned it, the gain is usually fully exempt; otherwise the taxable portion is a capital gain, included at one-half (50%) for 2025 and 2026. What you do with the proceeds does not change the tax on the sale itself, though moving cash into a TFSA, RRSP or FHSA shelters future growth within your available room.
