BC charges 5% GST plus a separate 7% PST. These are filed with two different authorities on different schedules, and PST is not recoverable as an input tax credit the way GST is. Most Kamloops owners meet this rule for the first time at their first year-end with us.

If you owe nothing, no penalty applies, but a refund and benefit payments such as the Canada child benefit and the GST/HST credit are held up until the return is processed. If you owe, a late-filing penalty is charged and interest runs on the balance and compounds daily from the day after the due date. For the 2025 tax year the deadline was 30 April 2026. File even if you cannot pay, because the penalty is driven by filing, not payment.

Taxation is the compulsory collection of money by government to pay for public services. In Canada it operates at three levels: federal and provincial income and sales taxes, and municipal property taxes. Income tax is self-assessed, meaning you report your own income and claim your own deductions, and the CRA verifies afterwards through assessment and review. Rates are progressive, so later slices of income are taxed more heavily while the earlier slices stay at lower rates.

Some services only. BC's 7% PST reaches legal services, telecommunication services, accommodation, and work performed on goods such as repair, maintenance and installation. Many other services, including most professional and consulting fees, fall outside PST, though the 5% GST still applies to them. Because the list is specific rather than general, check the province's PST bulletin for your line of work before you register, charge tax or price a quote.

British Columbia's speculation and vacancy tax works by declaration: every owner of residential property in a designated taxable area must file a declaration each year, even when they owe nothing, because exemptions such as using the home as a principal residence are only granted through that declaration. Each owner on title declares separately, using the letter the province mails with your declaration codes. Miss it and you are billed at the maximum rate. It is the rule that makes an online platform, rather than the small seller using it, collect and remit sales tax on a sale. Canada's version sits in the GST/HST rules for digital platforms and short-term accommodation: the platform registers and charges GST at 5%, or the applicable HST or QST, and the seller may not charge it again on those sales. Whether it applies turns on your own registration status, so check the CRA's digital economy guidance.

Rateable value is a British term for the figure used to charge business rates. Canada does not use it. The comparable number here is the assessed value of a property, set by the provincial assessment authority and multiplied by the municipal tax rate to give your property tax bill. If you think the assessment is wrong, the assessment authority has a request-for-reconsideration or appeal process with its own deadline.

It is an annual British Columbia tax on residential property in designated urban areas that sits empty. Every owner of residential property in those areas has to file a declaration each year, even when fully exempt, or be billed by default. The usual exemptions are using the home as your principal residence or renting it to a tenant for at least the minimum period the rules require. The rate differs for Canadian residents and foreign owners.

No PST. British Columbia exempts food and beverages for human consumption from PST, so ground coffee, beans and a brewed coffee from a cafe all escape the 7% PST. GST treatment differs: packaged coffee bought as a grocery is zero-rated, while a prepared drink served to you is taxable at 5%. Sweetened carbonated beverages are the main drink category that does attract BC PST. Check the province's food and beverage PST bulletin.

British Columbia charges property transfer tax when a transfer is registered at the Land Title Office, calculated on the fair market value of the property using graduated rates that rise with value, plus a further charge on the residential value above a high-value threshold. Foreign buyers in designated areas pay an additional amount. Exemptions exist for first-time buyers and certain newly built homes, subject to price limits. The repayment period is 15 years. It normally starts the second year after the year of your first withdrawal, Temporary relief enacted in 2024 pushes that start out to the fifth year after the withdrawal year, but only for a first withdrawal made between 1 January 2022 and 31 December 2025; a first withdrawal made in 2026 falls under the standard rule, so 2028 is its first repayment year. Any shortfall in a year is added to your income.

You cannot write off the income itself, but you deduct the costs of earning it. Common current expenses are mortgage interest (not principal), property tax, insurance, utilities you pay, condo fees, advertising, property management, and repairs that maintain the property. Improvements that better the property are capital and depreciated instead. Only the rented portion counts where you also live there. Keep invoices for six years from the end of the tax year they relate to.

You stay responsible. The CRA assesses penalties and interest against the taxpayer, not the preparer. File as soon as possible to stop the penalty growing, then ask the CRA to cancel or waive the penalties and interest with a taxpayer relief request on form RC4288, explaining what happened. Relief is discretionary and is refused more often where the taxpayer never followed up on the missed deadline. Recovering anything from the preparer is a separate matter between you and them.
