Assessment reflects size, age, lot, condition, renovations and recent comparable sales, so neighbouring houses rarely match. Rates differ because each council raises what its own budget needs from its own assessment base, and property class matters, with residential, multi-residential and commercial treated differently. A real CRA agent will ask you to confirm identifying details, including your social insurance number, once you have called them or after they reach you about a known file. What the CRA does not do is demand your SIN, banking details or a payment over a call you were not expecting, threaten arrest, or ask for gift cards or crypto. If a call feels wrong, hang up and phone the CRA back on a number from canada.ca.

Your purchase price does not set your property tax directly, but it becomes part of the sales evidence assessment authorities use to value comparable homes, so paying well above market can pull your assessment up at the next valuation. A private appraisal done for a mortgage or refinancing is not shared with the assessor and changes nothing on its own. The assessed value on your notice, times the municipal rate, is what drives the bill.

A land value tax charges the value of the land alone and ignores the buildings on it, so improving a property does not raise the bill. No Canadian municipality levies a pure land value tax. Canadian property tax works differently: an assessed value covering land and buildings together is multiplied by the rate council sets for your property class. A few municipalities weight land and improvements differently within that system, which is not the same thing.
